Sound familiar?

What roofers tell us is broken, and what we do instead.

Before

Paying for names five other roofers bought too.

Same property, same phone number, and you're the fourth truck to call.

With an exclusive opening

Each market has two openings, one for commercial roofing and one for rental-home roofing. While an opening is yours, no other roofer gets those requests in your market. Without an opening, a request never goes to more than three roofers.

Before

Feast after hail, famine by July.

Storm work dries up and the crew sits.

With the desk

Managers pick their roofer before hail season, not during it. Winter is when they line up a credentialed roofer, plan re-roofs and set budgets. The desk puts you on that list before the first storm.

Before

Ad spend and agencies that bill for no-shows.

Money out every month, meetings that never happened.

With the desk

Free to join. You pay when a meeting is held: it happened, with the person who picks the vendor, on a definition you have in writing. Manager no-shows are never billed.

Before

Managers who won't call back, and stay loyal to the roofer they know.

Cold calls to the leasing office go nowhere.

With the desk

Every intro is a manager who picks vendors and agreed to meet. Contracts renew, managers change jobs, and the primary fails on the worst day of the year. Being the backup on her list is how you become the primary.

Before

Long bid cycles you hear about at the end.

The re-roof went out to bid and you weren't asked.

With the desk

Roofs are bid project by project, and the list decides who gets asked to bid. Texas HOA boards must run a bid process on larger contracts. The desk puts your name in it.

Before

Lumped in with the storm chasers.

Managers don't trust a roofer they've never vetted.

With the desk

Your packet: insurance, license or registration where required, W-9, references and your response commitment, verified and dated. It sits in front of every manager on the roster before the hail.

Re: Roofing vendor for hidden Plano properties

Hi hidden,

Good timing. We just took over two garden-style communities in Plano and the roofs haven't been looked at since the April hail. I'd like to get you on our approved vendor list.

Can you send your COI (us as additional insured) and W-9? Then let's walk hidden on Thursday at 10.

Re: Hail inspection for hidden

Thanks for reaching out. The board approved a full roof assessment at last night's meeting, so this is perfect timing.

We need three bids by the 15th. Can your guy inspect all 22 buildings and send photos we can share with the board and the carrier?

Re: Approved roofing vendor, Arlington portfolio

Hi there, yes please send the packet over. Our current roofer has been slow to respond and we have a TPO roof at the Arlington office park with active leaks over two suites.

If he can get out Monday I'll get a PO started the same day.

Re: Roofing for hidden DFW buildings

Yes, interested. We have 6 properties in DFW and capital budgets for two re-roofs next year. Have him call my cell: hidden.

  • roofs rental homes, HOAs, apartments or commercial buildings: shingle, tile, metal, TPO, mod bit, built-up or coatings
  • wants steady work from property managers, not just storm-season door knocking
  • has an owner, GM or estimator who can meet a manager within 48 hours
  • can get someone on a roof within 72 hours of a hail report
  • keeps the COI current and the paperwork clean
  • is based anywhere in Texas and can serve properties in the market you want
  • has room for more re-roofs and repairs before next spring

…we built this for you. Check if it's open →

Probably not a fit

  • –Crews with no room for more work this year
  • –An owner who's the only salesperson and on a roof all day
  • –Anyone who wants closed jobs promised before paying
  • –National brands run from headquarters (local owners who decide locally are fine)
How the desk works

Managers text one number. We send the roofing job to you.

Managers of rental homes, HOAs, apartments and commercial buildings use the desk free. Contractors pay to be on the roster. We're not a contractor and we don't do the work. Your company can be based anywhere in Texas, as long as you can serve properties in your market.

  1. Check your market

Enter your ZIP and answer a few quick questions (about 60 seconds). If it fits, confirm on a 15-minute call with a person at the desk.

  2. We build your packet

Insurance, license or registration, W-9, references, response commitment. Verified, dated, tracked for expiry. In DFW it includes registration in the vendor-credentialing systems many multifamily managers pay vendors through.

  3. A manager texts the desk

A re-roof on a rental house, a leak at an apartment block, a hail inspection. The desk sends it to the one roofer holding that opening in the market and confirms you're moving.

  4. You meet the manager

You pay when the meeting is held. The relationship is yours: no share of jobs, no lock-in.

Storm season, planned

Be on the list before the hail, not in the line after it.

North Texas hail season runs March to June, heaviest April to June. The desk works the whole year around it.

Winter: the list gets set

Managers line up a credentialed roofer, plan re-roofs and set budgets before the first storm. That's when your packet needs to be in front of them.

Hail season: the storm desk

The morning after a hail report of an inch or more, the desk draws the swath, matches it to rental homes, apartments, HOA and commercial properties in the footprint, and hands the list to the roofer holding each opening in the markets it hits.

The rest of the year: bids

Flat-roof damage can surface as leaks months later. Re-roofs, repairs and coating programs go out to bid. The list decides who gets asked.

Straight answers

Questions roofers ask

What does it cost?

Joining is free. Terms depend on your trade and market and they're built around results, so a person at the desk walks you through them on the call. We don't publish a price sheet.

I do houses, not buildings. Is there room for me?

Yes. Every market has a rental-home roofing opening. Many property managers run portfolios of single-family rental homes and need a shingle, tile or metal roofer they can send to every house: a manager running 500 houses picks one roofer for all of them. We work with property managers, not individual homeowners.

Is this another list of names?

No. We don't sell lists or run email campaigns. We hand you a manager who agreed to meet, or a stated need in roofing.

After a hailstorm we have more work than we can handle.

That's after the storm, from whoever calls you. An exclusive opening is about the managers who pick their roofer before the storm: rental-home portfolios, HOAs and apartment owners that bid re-roofs and want a credentialed contractor on file. You tell the desk your capacity; we route to match.

Don't managers already have a roofer?

Usually. Roofing is bid every time, managers change jobs, and the primary fails on the worst day of the year. Being the backup on the list is how you become the primary.

What stops you sending my competitor?

An exclusive opening. Each market has two, commercial roofing and rental-home roofing. While one is yours, we don't send managers in your market to any other roofer for that work. Without one, a request goes to the fastest responders, never more than three.

Can I hold both openings in a market?

If you do both kinds of work and have the capacity, ask on the call. Terms are set there.

What if the manager has no job right now?

Then it's an intro: a manager who picks vendors and agreed to a conversation. The job comes later, from the list. When there's a job behind it, we tell you.

How many meetings will I get?

We won't give you a number we can't back. The desk is opening now. On the call we'll walk you through how routing works for roofing in your market.

Can I take the relationship and leave?

Yes. The managers you meet are yours. No share of jobs, no non-circumvention clause.

We're not based in DFW. Can we take a market?

Yes. Roofing companies based anywhere in Texas can. Each opening covers one North Texas market, and you're the only roofer we send managers to there for that work, so you need to be able to serve properties in that market.

Which markets are there?

North Texas is split into four markets, each covering a group of counties, with two openings each: commercial roofing and rental-home roofing. The current status of each is in the form. Larger crew? You can hold more than one market. Terms are set on the call.

We're outside Texas. Can we apply?

Yes. Enter your business ZIP. If your area isn't open yet, you can join the early list for it with the same quick questions, and we'll call to confirm before we open there.

Is OnRoster a roofing company?

No. OnRoster is a vendor desk. We are not a contractor and do not perform work.
